National Rental Affordability Scheme
Here's how it works (an overview only):The property must be new and never lived in
Must be in growth areas with high demand for rental accomodation
The investor will receive the NRAS incentive payment, currently $9542 pa
Tax FREE and indexed to CPI for 10 years
The investor must agree to reduce the rent by 20% below market rate.
Negative gearing and depreciation can still be claimed as Tax deductions.
The National Rental Affordability Scheme or NRAS was launched in 2008 by both State and Federal Governments for the purpose of providing assistance and funding to increase the supply of affordable rental dwellings, reduce rental costs to low to mid income earners and to encourage investment on a large scale to provide more affordable housing.
NRAS investors can expect to benefit from the annual NRAS Incentive, rental yields, Tax deductions and capital gain.
The property should have positive cash-flow and so long as you choose wisely reasonable long term Capital Gains.
